It really depends on what you mean by "upgrade". If you're merely updating
the apache and sendmail services, than you can get away with less than a few
seconds of downtime, if that - recompile or reinstall the package, and then
stop, start the service.
If on the other hand you want to reinstall and reconfigure the machine entirely,the question becomes a little more complicated. You're best acquiring another
computer and phasing it into production; if you cannot do that, you should
save the /etc as well as /home, and then copy configuration files in as needed
after doing the reinstall - that usually trims a good couple hours off my OS
reinstallations (you do back up /etc occasionally, right?)
More details would be helpful.
